This legislature finds:
Senator KaseLife has proposed an amendment to the United States constitution that would allow recall elections to occur if at least 2/3 of voters from the previous election agree to hold one. This was struck down in the senate.
We've seen some dangerously authoritarian politicians on the rise, as well as some who really don't represent the values of their constituents. The people should have the right to recall them before their term is over.
Here in Ohio, laws governing recall elections are left up to localities. While the rights of local governments are important, this ability allows them to perpetuate the stereotypical small-town corruption.
Therefore:
Definitions: 1. Electorate supermajority=2/3 of voters in a given election. 2. Recall elections: elections to eject an elected official from their office before their term is over a. may or may not be accompanied by an election for their replacement.
Action Summary: 1. Localities may make no law banning recall elections, nor may the threshold for any recall election be above the supermajority of a given official’s electorate. 2. No locality may impose unnecessary restrictions on the ability to introduce a recall election, nor may a locality make elections in general harder for the purpose of hindering potential recall elections. a. The state of Ohio is authorized to strip funding for public services if a locality is found to have violated this clause. 3. State recall elections may be introduced if petition is submitted to the Ohio board of elections that meets the following thresholds: a. A number of signatures totalling at least 10% of Ohio’s total population b. At least 1% of the population from every county in Ohio having signed the petition.
Enforcement & enactment: 1. The Ohio board of elections and local election officials are responsible for the execution of this law 2. This law shall go into effect following the 1997 state-level election, after which point all laws in conflict with it shall be declared null & void.
This amendment has been approved by over 2/3 of both chambers of the Ohio State legislature.

Buck: Welcome back to the show, everyone, today. My guest on Wealth Formula podcast is Shashank Shekhar, founder of Insta Mortgage. Shashank: Thank you for having me, Brooke.
Buck: So, you know, first of all, tell us a little bit about your company in that. And, you know, like I think one of the things I really want to get into is the technology aspect. But tell us a little bit about your company and what makes it different.
Shashank: Yeah, so it's two mortgages really founded on the tech first approach to mortgage lending, as we know is one of the industries that has kind of remained archaic in terms of just providing the consumer experience, how the process works, and some of it is regulatory meeting. As a lender, we can make any make any changes. The government asks us to originate alone and in a certain way there is not much you can do about it.
I'll give you an example. We created the record for fastest from an application to be ready for close in 6 hours, six and a half hours in the industry. But see, APB requires us not to close a loan for seven days after we take the application. So that's. That's what I'm saying. And some of the things that we are doing, we are kind of hampered by what the what the regulation brings. But other than that really is the mortgage approach is towards speed, towards making it more streamlined, user friendly. And we do that by a lot of technology implementation that we have done. Some of it grown in-house at instrument and some of it that we've used our partners to build.
Buck: One of the things that I understand that you guys are using a lot of is some of this artificial intelligence. Let's let's start with something basic, I think. But this is not necessarily a technology group, but, you know, maybe you want to start with like sort of the concept of what Shashi Petit is and, you know, kind of take take it from there and explain how some of this might apply to your business.
Shashank: Yeah. And anyway, I'll probably back up even a little bit more and just just explain artificial intelligence. I know the audience is pretty smart, but one of the things that we see all the time and it's this not just in the mortgage industry is is that a lot of it being is what we are hearing, especially people ask two or three years is that this is a driven we it everything seems to have the word A.I. in it. It's like crypto or blockchain from a couple of years.
Buck: Yeah, I guess 100% right. And yeah.
Shashank: One thing I wanted to explain to the audience is that not everything is the AI, and just because they say it's to write artificial intelligence essentially is is the is when machine is able to do some things that humans do, they're able to recognize speech, they're able to make decisions like humans do when something is programed to do something that's just advanced programing, like if I had a chat bot and I programed it with every possible question that would ask when Buck would come to my website, that's not artificial intelligence. Me look smart. Oh, I'm asking you, do I need a mortgage? And it knows the answer. I want to can be connected to a loan officer and it knows the answer, but it hasn't been programed to do that, that we preempt the questions that you might possibly ask, given our experience that when users come to the Web site and ask these questions, that's not artificial, since artificial intelligence is usually a huge amount of computing capacity, that's required for a machine to learn by itself, even something as basic as if a machine were to recognize if this picture is of a cat or not, that will require it to be fed hundreds and thousands of photographs of cat for it to figure out a pattern saying this is how cats look. And on the other side also fed hundreds and thousands of pictures that may look like a cat, but it's not a cat. Might be a baby lion or a baby tiger that has paws and whiskers and small, but they are not cats. And and then it's able to figure it out through machine learning, through through hundreds of attrition. That's not a cat. So that's artificial intelligence. And I just wanted to throw that out as because search terms, we are like, oh, this is artificial intelligence or it's AI driven, but it's not always the idea.
Buck: Yeah. So really, I think like when I think of it, I maybe, you know, just for clarity, maybe you can correct me if I'm wrong, but it's really like a learning system, right? It's, it's, it's not just preprogramed information. It is literally sort of learning on the go. So it's, you know, it's going to take information that comes in. It's going to take questions that come in. It's going to learn from those things and potentially create more efficiencies because it can start, quote unquote, thinking rather than simply spitting out preprogramed information.
Shashank: Absolutely. And that's why and that's where I think GPT comes into us, as you asked us, that it's a job to please is a truly AI model. And what's revolutionary about it is really so far practically all artificial intelligence that I've seen before. Chad GPD has been about solving a specialized problem. So it could be about how to become a better writer. So it could do copywriting for you or to become better marketer, or you're solving one problem or the other. And that's why artificial intelligence was mostly being deployed, charging beauty for the first time at a very mass level really brings a generating by origin by meaning it didn't plan sort of it at least aims to solve for hundreds and thousands of problems and not just one last I checked. So in the real estate industry, AI and chatbots like ChatGPT are having a significant impact. One area where they are being utilized is in customer service and support. Chatbots can handle customer inquiries, provide information about properties, and even assist with the mortgage application process. They can answer commonly asked questions and provide a more streamlined and efficient experience for potential homebuyers.
Additionally, AI is being used in data analysis and predictive modeling. By analyzing vast amounts of real estate data, AI algorithms can identify trends, patterns, and insights that can help real estate professionals make more informed decisions. This can include predicting property values, identifying investment opportunities, and assessing market conditions.
Furthermore, AI-powered virtual assistants are becoming more prevalent in the real estate industry. These assistants can help automate tasks such as scheduling property tours, sending notifications to clients, and even providing personalized property recommendations based on the client's preferences and requirements.
Overall, AI and chatbots are revolutionizing the real estate industry by improving customer experiences, enabling data-driven decision-making, and automating various aspects of the real estate process.
Buck: It's fascinating. So in your business, you mentioned that AI is streamlining the underwriting process for instant mortgages. Can you elaborate on what aspects of the underwriting process AI is helping with to reduce the timeline from 45 days to just a week?
Shashank: Absolutely. One of the things AI can do is bring efficiencies to the table. For instance, loan guidelines in the mortgage industry are extensive, similar to the complexity of the IRS tax code. It can take a significant amount of time for underwriters to sift through hundreds of pages of program guidelines to find specific information related to unique borrower situations. AI can analyze the guidelines and identify the relevant sections more efficiently. It can also pinpoint bottlenecks in the process, allowing for improvements to be made.
Furthermore, AI can assist in automating tasks and providing quick access to information. For example, I recently experimented with a Facebook language model that can be installed on a local device. By uploading relevant documents, such as research papers or industry-specific information, you can create your own repository of knowledge. You can then ask questions and receive answers based on that information, streamlining the information retrieval process.
Buck: That's interesting. It reminds me of the open-source nature of blockchain technology. Do you see any similarities between AI and blockchain in terms of their potential and openness?
Shashank: There are some similarities, but they also have distinct differences. Blockchain technology has generated a lot of excitement in the past, and it's still relevant. However, it has been closely associated with cryptocurrencies, which have faced some challenges. This has caused some people to shy away from blockchain.
But blockchain technology has applications beyond cryptocurrencies. For example, in the real estate industry, it could revolutionize the process of title transfer. Instead of going through county courts, titles could be securely held on a blockchain, and smart contracts could automate the transfer process upon receipt of payment.
While blockchain may have lost some favor recently, it doesn't mean it has lost relevance. It's just not receiving as much attention and investment at the moment. However, both AI and blockchain have the potential to transform industries and improve efficiency in different ways.
Buck: I guess the comparison I was trying to make is less about comparing them as the same type of thing, but more about looking at it as an open-source opportunity for people to develop.

Shashank: Very cool. So yeah, let's talk a little bit about your business too. You guys are obviously doing really well. To be honest, I'd never heard of Instant Mortgage. Is this available in all states?

Buck: Mostly in California, right?

Deputies approached the man, later identified as 42-year-old Tomas Ramirez-Martinez. The deputies instructed Ramirez-Martinez, who said he didn't speak English, to drop the weapon in his hands. Ramirez-Martinez instead raised the weapons and moved away from the deputies. Deputies then opened fire on Ramirez-Martinez, striking him numerous times. Ramirez-Martinez was transferred to the hospital for treatment of his injuries and was pronounced dead there. The weapon Ramirez-Martinez was holding was found to be a pellet rifle by authorities.

There’s been multiple narratives about the cause of the dam destruction, and its effects. Initially, Russians were more inclined to believe the authorities narrative. After hours and multiple versions, Russians started voicing their doubts online. If the comment section for a midsize newspaper in Siberia is any indication, they aren’t buying the story.

This is a secure facility, which means there must be video surveillance footage of "multiple strikes." Right? Or is this how our Lavrov is reliably knows it was caused by Ukraine?

This is a story of the community I moved from last summer and I was forced into selling my townhome due to the immense stress and harassment I experienced there. It caused me to suffer emotionally and in more ways than you can even fathom. This was a true hate crime and traumatic experience. I since that time bought a new home and you may have seen the post about the issue of outbidding someone and getting backlash as a result but that's nothing compared to the previous community I lived in. This was in Rockledge Florida in a townhome community by The Indian River.
Here's my very disturbing & traumatic story:
Living in a townhome community in Florida was supposed to be a fresh start for me, a place where I could find peace and build a life for myself. However, my experience there turned out to be far from what I had hoped for. Over the course of three years, I was subjected to relentless harassment by many of my neighbors, who accused me of engaging in illegal activities such as prostitution and drug use. These false accusations led to numerous visits from the police and social workers, disrupting my life and causing immense stress.
The situation escalated to unimaginable levels when a group of neighbors took it upon themselves to break into the HOA office and then tried to pin the blame on me. Their actions were caught on camera, and their identities were confirmed, yet they persisted in accusing me of being involved. It was a shocking display of malice and manipulation that left me feeling violated and helpless. I was followed around and monitored by an HOA committee as well and treated like a criminal.
As if that weren't enough, some neighbors went as far as attempting to plant drugs and needles around my property, photographing the evidence, and presenting it to the front office as proof of my alleged drug use. These false reports tarnished my reputation within the community and intensified the harassment I endured. It was a meticulously planned and elaborate scheme, involving approximately nine individuals who seemed determined to ruin my life.
To my disbelief, one of the culprits behind these actions was an HOA member who invaded my home under the pretense of protecting the community from a supposed threat posed by me. This invasion of my privacy was not only a violation of my rights but also a clear indication of the extent to which they were willing to go to maintain their vendetta against me.
The toxic environment in which I found myself offered no viable options other than leaving the community. The emotional toll was immense, and I made the difficult decision to sell my home last summer in search of a fresh start elsewhere. The experiences I endured during my time in that townhome community left me scarred with post-traumatic stress disorder (PTSD). It was a level of injustice and harassment that extended far beyond simple neighborly conflicts, with malicious intent to sabotage my life and falsely incriminate me.
The root cause of this ordeal can be traced back to a disagreement I had with a grandmother figure who had resided in the community years before my arrival. As a previous HOA member who was voted out, she held a deep-seated prejudice against my child, objecting to their participation in activities with other neighborhood kids. This initial argument acted as the spark that ignited a wave of chaos and hate crimes directed towards me. Unfortunately, her family and relatives also resided in the community, allowing the situation to rapidly escalate.
Leaving that place brought some semblance of peace to my life, but the anger and frustration I feel about the injustice I endured remain. I was wrongfully accused of crimes I did not commit, subjected to false reports and police involvement, and even had my name associated with the neighborhood's main address for reporting purposes. The scars left by this experience run deep, serving as a constant reminder of the lengths some individuals will go to spread hatred and inflict harm on innocent people.
I want to emphasize on how badly this impacted my life because those people today still speak about me as if I were a criminal and someone who was on drugs when it was never true and this place is still within the county I live in just 45 min away. The police who were involved are the local sheriff department and same sheriff department of my new location. I hold a lot of animosity towards this sheriff department because they mistreated me as if the accusations were true and came to find out it was false accusations. I had entire local churches involved with this community supporting these people who falsely accused me, and it affected my ability to trust or feel safe in that environment and around that community. The rumors spread to my child's school and affected how other parents and teachers saw my character and me as a person. So will I ever forgive them? Absolutely not. I still, to this day, have a hard time letting it go because it was so unjust.

I want to start out by saying that I hate the people who go 80+, who weave in and out of traffic just to go faster, who tailgate. I have driven in California, Arizona, Detroit and a lot of other states (~40) and I will say that the majority of Minnesota drivers aren't too bad with driving.
The problem is that I hate the speed cameras, but what it is underneath that hate is me being hurt. I am hurt that the legislature wants to check to make sure I am not breaking the law, when law enforcement doesn't appear to have any checks on its power. Let me talk about that.
I was ashamed of what I saw when a Minneapolis Police office Derek Chauvin keeled on the neck of George Floyd. I saw that video once, and I never need to see it again because I still remember seeing it.
I was ashamed when I saw Minnesota State Troopers attempt to arrest a CNN reporter (while he was broadcasting live).
I was ashamed when I saw law enforcement shoot Minneapolis residents on their porch (you know the video).
I was ashamed when I saw law enforcement mace a journalist on the ground even though he identified (and had clear badging) as a journalist.
I grew up in a small town in the suburbs of Minnesota and I never had to interact with the police (thankfully). I genuinely through of law enforcement as trying their best to do good. But these things have made me question everything.
How can I just trust law enforcement to use speed cameras without abusing speed cameras? Some people will say that well it will lower law enforcement budget. Bullshit. Law enforcement officers will still want the same budget which expands to catch more criminals because "crimes" are going up! But it is the speed cameras. I don't trust that law enforcement won't just set the maximum on the speed cameras to be 5 mph less than the posted speed limit and all of a sudden you get a ticket in the mail, and it won't just be one or two people it will be hundreds of people who have to call into an already exhausted government to fight this. All the while hearing, "well if you just didn't speed."
How about the one offs? Say someone is going 50 in a 55, then they slow down to 45 for no reason that you can see since you are behind them. Then they get down to 40. All the while other cars are passing. So you go to pass and they speed up to go 53, so you have to pass them at 60. Click, you just got a ticket!
I have lived in Arizona and while there they had speed cameras. It wasn't that I was doing something illegal, but I was always scared about them. I am in the technology field and I know how many times things go wrong. With speed cameras that "going wrong" can happen multiple times, and it is repeatable!
Here is the police report from the George Floyd murder. Do you honestly trust a word out of any Minnesota police departments lips? At this time, I certainly don't.

I can never trust Minnesota law enforcement until I know that everyone I just mentioned (attacking journalists and fellow citizens) is punished and charged for attacking unarmed journalists. The last state of the union that Governor Walz gave both sides of the aisle stood up when he thanked law enforcement. There isn't much checks and balances there.
So if these speed cameras keep me following the law (punishing those who try to stay in the speed limit, or are manipulated to increase the state coffers) what the hell is keeping law enforcement from following the law?

In addition, when an entrant creates, appears in, uploads, or posts Entrant Content, that entrant grants Sponsor a non-exclusive, transferable, worldwide, royalty-free, unrestricted, perpetual, irrevocable, license, with the right to sublicense, to such entrant’s name, likeness, and voice, including in connection with commercial or sponsored content. This means, among other things, that such entrant will not be entitled to any compensation from Sponsor, its affiliates, or its business partners if such entrant’s name, likeness, or voice is conveyed through the game or any related services, or on one of Sponsor’s business partner’s platforms.
2. Disputes

In the event of a dispute as to any participant, the authorized account holder of the email address associated with the entry will be deemed to be the participant. The “authorized account holder” is the natural person assigned an email address by an Internet access provider, online service provider or other organization responsible for assigning email addresses for the domain associated with the submitted address. Each potential winner may be required to show proof of being the authorized account holder. ZAM will make final determination of identity of participants and timing of entries in its sole discretion.

ZAM reserves the right, in its sole discretion, to terminate, modify or suspend the Contest in whole or in part, if in ZAM’s opinion (a) the Contest is not capable of running as planned by reason of the occurrence of any event beyond its control including, but not limited to, fire, flood, epidemic, pandemic, earthquake, explosion, labor dispute or strike, act of God or public enemy, communications, equipment failure, utility or service interruptions, riot or civil disturbance, terrorist threat or activity, war (declared or undeclared), interference with the Contest by any party, or any federal, state, local or provincial government law, order, or regulation, order of any court or jurisdiction, or other cause not reasonably within ZAM’s control, or (b) any other factors beyond ZAM’s reasonable control corrupt or affect the administration, security, fairness, integrity, or proper conduct of the Contest, in all instances without liability to the participants. ZAM also reserves the right to disqualify any participant or winner, as determined by ZAM, in its sole discretion.

2. Indemnification

You agree to release, indemnify, defend and hold ZAM and its parent, affiliates, subsidiaries, directors, officers, employees, sponsors and agents, including advertising and promotion agencies, and assigns, and any other organizations related to the Contest, harmless, from any and all claims, injuries, damages, expenses or losses to person or property and/or liabilities of any nature that in any way arise from participation in the Contest or acceptance or use of a prize or parts thereof, including, without limitation, (a) any condition caused by events beyond ZAM’s control that may cause the Contest to be disrupted or corrupted; (b) the prize, or acceptance, possession, or use of the prize, or from participation in the Contest; and (c) any printing or typographical errors in any materials associated with the Contest.

Except where prohibited, by participating in the Contest, you consent to the use of your name, photograph, likeness, voice, opinions, information, biographical information, entry and statements attributed to you (if true), hometown and jurisdiction of residence for advertising, publicity and promotional purposes, including without limitation, inclusion in ZAM’s newsletters, social media accounts and affiliated websites and the applicable Contest webpage, without further compensation.

These Official Rules, and any action related thereto, will be governed by the Federal Arbitration Act, federal arbitration law and the laws of the State of California without regard to conflict of laws provisions. Except as otherwise expressly set forth in Section 15 “Dispute Resolution and Arbitration” the exclusive jurisdiction for all Disputes (defined below) that you and ZAM are not required to arbitrate will be the state and federal courts located in Los Angeles County, California and you and ZAM each waive any objection to jurisdiction and venue in such courts.

2. Mandatory Arbitration of Disputes. We each agree that any dispute, claim or controversy arising out of or relating to these Official Rules or the breach, termination, enforcement, interpretation or validity thereof or participation in the Contest (collectively, “Disputes”) will be resolved solely by binding, individual arbitration and not in a class, representative or consolidated action or proceeding. You and ZAM agree that the U.S. Federal Arbitration Act governs the interpretation and enforcement of these Official Rules, and that you and ZAM are each waiving the right to a trial by jury or to participate in a class action. This arbitration provision shall survive termination of these Official Rules.
3. Exceptions. As limited exceptions to Section 15(a) above: (i) we both may seek to resolve a Dispute in small claims court if it qualifies; and (ii) we each retain the right to seek injunctive or other equitable relief from a court to prevent (or enjoin) the infringement or misappropriation of our intellectual property rights.
4. Conducting Arbitration and Arbitration Rules. The arbitration will be conducted by the American Arbitration Association (“AAA”) under its Consumer Arbitration Rules (the “AAA Rules”) then in effect, except as modified by these Official Rules. The AAA Rules are available at www.adr.org or by calling 1-800-778-7879. A party who wishes to start arbitration must submit a written Demand for Arbitration to AAA and give notice to the other party as specified in the AAA Rules. The AAA provides a form Demand for Arbitration at www.adr.org. Any arbitration hearings will take place in the county (or parish) where you live, unless we both agree to a different location. The parties agree that the arbitrator shall have exclusive authority to decide all issues relating to the interpretation, applicability, enforceability and scope of this arbitration agreement.
5. Arbitration Costs. Payment of all filing, administration and arbitrator fees will be governed by the AAA Rules, and we won’t seek to recover the administration and arbitrator fees we are responsible for paying, unless the arbitrator finds your Dispute frivolous. If we prevail in arbitration we’ll pay all of our attorneys’ fees and costs and won’t seek to recover them from you. If you prevail in arbitration you will be entitled to an award of attorneys’ fees and expenses to the extent provided under applicable law.
6. Injunctive and Declaratory Relief. Except as provided in 13(b) above, the arbitrator shall determine all issues of liability on the merits of any claim asserted by either party and may award declaratory or injunctive relief only in favor of the individual party seeking relief and only to the extent necessary to provide relief warranted by that party’s individual claim. To the extent that you or we prevail on a claim and seek public injunctive relief (that is, injunctive relief that has the primary purpose and effect of prohibiting unlawful acts that threaten future injury to the public), the entitlement to and extent of such relief must be litigated in a civil court of competent jurisdiction and not in arbitration. The parties agree that litigation of any issues of public injunctive relief shall be stayed pending the outcome of the merits of any individual claims in arbitration.
7. Class Action Waiver. YOU AND ZAM AGREE THAT EACH MAY BRING CLAIMS AGAINST THE OTHER ONLY IN YOUR OR ITS INDIVIDUAL CAPACITY, AND NOT AS A PLAINTIFF OR CLASS MEMBER IN ANY PURPORTED CLASS OR REPRESENTATIVE PROCEEDING. Further, if the parties’ Dispute is resolved through arbitration, the arbitrator may not consolidate another person’s claims with your claims, and may not otherwise preside over any form of a representative or class proceeding. If this specific provision is found to be unenforceable, then the entirety of this Dispute Resolution and Arbitration section shall be null and void.
8. Severability. With the exception of any of the provisions in Section 15(f) (“Class Action Waiver”), if an arbitrator or court of competent jurisdiction decides that any part of these Official Rules is invalid or unenforceable, the other parts of these Official Rules will still apply.
9. Languages. These Official Rules may be made in multiple language versions. In the event of a dispute as to the terms of different language versions, the English version shall prevail.

11. If any provision of these Official Rules is invalid under the law, rules, or regulations of a particular country, it will only apply to the extent permitted.
12. No Affiliation with Social Media Channels.
13. This Contest is in no way sponsored, endorsed, or administered by, or associated with, any of the social media channels used in connection with this Contest. Entrants understand that entrants are providing information to Sponsor and not to the social media channels. The information provided by entrants will only be used as described in these Official Rules and the Game’s Privacy Policy.

I pulled out an old scanner & in setting it up, I noticed the Rankin county sheriff's department encrypts most all of their radio communications, way more than anyone else (Jones & Pearl also encrypts a lot).
Who makes this decision? I'm guessing it's the sheriff as they can pretty much do whatever they want. I'm worried more departments are going to do this just because they can.

We are considering buying a house in Milford, moving out of Allston/Brighton. We’ve already weighed some of the pros and cons of moving there (pros: absurd value for the house itself, walking distance to schools and other POIs, cons: commute, distance from friends/family), but neither of us know a lot about the town, so I’m looking for a sense of what it might be like to live there and raise a family there in the long-term.
A few facts about us to help orient any responses:

• I commute to downtown Boston, but I have a very flexible hybrid WFH arrangement where I basically come in to the office whenever I want. My partner works in a lot of different locales - Boston, Lowell, Newton, to name a few - and is actively applying for jobs as far away as northeastern RI.
  
• We’re both from the area, and our parents are both still in our hometowns. I’m from Bristol county, she’s from the North Shore. If/when we have kids, both sets of parents will want to be involved in the grandkids’ lives (w/ boundaries).
  
• Nobody else in our circle of Boston friends has moved out of the city yet, so weekend travel times/opportunities for local socializing to make new local friends is important to us.
  
• In a vacuum, the house we’re looking at almost seems tailor-made for us. It checks basically every box we have, including affordability, and has enough lot space that we can easily grow into it and turn what might begin as a starter home for us into a forever home later down the line. So we want to get a sense of whether this is the kind of town that we can raise our kids in through high school (i.e. how are the schools? Drug culture? Safety?), or if we’d be better off moving elsewhere for that.
